Private Markets investment solutions

Managing strategies on behalf of UK and overseas clients

Our clients trust us to invest £52 billion* on their behalf, making us one of the largest private markets’ investment managers in the UK. With a focus on income-producing investments, we invest both in debt and equity across the risk/return spectrum. We’re active investors in assets spanning the commercial, operational and residential property sectors, as well as real estate, infrastructure, corporate and alternative debt.

We manage private market strategies on behalf of a wide range of UK and overseas clients, including DB and DC corporate pension schemes, local government pension schemes, insurance companies, wealth managers and retail investors.

Responsible investing – we invest in long-term assets that seek to benefit society

Our purpose is to create a better future through responsible investing. We strive to achieve this through a strong sense of partnership with our clients, working together to achieve positive long-term outcomes.

Our approach to responsible investing stems from, and helps inform, our parent group’s vision for inclusive capitalism, which seeks to share the benefits of economic growth with as many people as possible. To help achieve this, we invest in long-term assets that benefit everyone – from housing to renewable energy.

Seeking to deliver positive, environmental and societal impact for our clients

With almost 50 years of experience behind us, we draw on unrivalled expertise, enduring relationships and one of the most extensive networks in the industry. Our size and influence mean we’re well placed to identify and access what, we believe, are the most attractive market deals.

As part of our approach to inclusive capitalism, we aim to deliver positive, environmental and societal impact for our clients.

Private credit

Our capabilities cover private corporate and alternative debt, real estate debt and infrastructure debt, specialising in lending to investment-grade corporates and public sector borrowers alike. We’re active investors in all key social and economic infrastructure sectors in the UK, across Europe and the US.

Why private markets?

Investing in private markets comes with the potential to deliver predictable, stable income streams, capital growth and, in some instances, robust protection against inflation. Because private market assets have proved to be relatively resilient in times of market volatility, we believe they can also help to achieve attractive levels of diversification as part of an overall portfolio.

Bringing inclusive capitalism to life: Our investment in South Wales

Our equity and debt investments in South Wales are focused on delivering major social and economic benefits both to the public and private sectors, working in partnership to unlock potential growth in the UK economy. This collaborative approach showcases inclusive capitalism at its best, delivering jobs, housing, infrastructure and economic growth:

In 2017, we entered a joint venture partnership with Rightacres (a local developer) and Cardiff Council to develop Cardiff Central Square, a prime regeneration site in the heart of the city.

The redevelopment masterplan has delivered 1.4m sq ft of prime mixed-use accommodation, with a gross development value of over £450m.

In August 2017, we completed the largest ever office leasing deal in Wales with the UK Government for a new government hub.

With 750,000 sq ft of space either completed or under development, the scheme was set to create over 10,000 local jobs and facilitate significant economic growth.

During the UK COVID-19 lockdown in 2020, Legal & General announced its extended partnership with Bromford Housing Group, providing £100m in long-term financing, helping it to deliver its strategic development goal of 12,000 new social and affordable homes across its operational area in Central and South West England by 2028.

Infrastructure debt, Wales & Borders

In 2019, we financed a new fleet of electrified rolling stock for the Core Valley Lines, in and around Cardiff, for the Wales & Borders franchise. The £200m loan enables the company to replace its ageing diesel fleet, reducing emissions and supporting the transition to low-carbon transportation in the region.
